In January 2014, Mosaic acquired Valley Park Commons, an 89,275 square foot, anchored and shadow-anchored retail center in Hagerstown, MD. Current anchors are Hobby Lobby and CVS, and the shopping center is shadow anchored by a collection of destination retailers, including a 120,000 square foot Sam’s Club, a 110,000 square foot Lowe’s and a 65,000 square foot Martin’s grocery store.
Valley Park Commons is a dominant regional shopping center in the heart of Hagerstown’s primary retail node. The center is strategically located next to a 900,000 square foot indoor regional mall, contiguous to I-81 and fewer than five minutes from its intersection with I-70, the two major thoroughfares connecting Maryland, Virginia and Pennsylvania.
The acquisition offers predictable and secure cash flow through the hold period. When paired with favorable long-term financing, Mosaic was able to lock in an attractive cash on cash return.
